Do u have to call and request for reassessment of your home value from assessors office if property value has dropped big time for property tax purposes or is it done automatically and a refund check will be mailed to me.Any advice is appreciated.Thanx!

Normally this is done on a schedule. Depending on the area it could be as much as every 10 years. The government just goes by the selling price of similar homes in the area within the last year or so to determine your property taxes unless you make a formal request.

If you feel that the assessed value of your home differs significantly from that of similar homes in your area you may appeal the assessment. Contact your tax assessor/collector for local procedures.

Merely showing that your home has lost value is NOT sufficient to win. You must also show that yours differs significantly from that of similar homes in the tax district. The rationale is that if everyone’s home is equally over-valued, an across the board reduction in valuations would not affect the total taxes due on any one property. The millage rate would simply increase to cover the loss in valuation and everyone’s taxes would essentially stay the same.

Most jurisdictions do reassess values periodically. However that does not mean that you would receive a rebate check! As noted above, if there are broad scale reductions in values, the millage rate would simply be adjusted to generate the necessary budgeted revenue based on the lowered total valuations and everyone’s taxes would stay the same — or as is often the case, rise somewhat.
